No one, and I mean no one—maybe other than the Lord Himself—knows how much your preconstruction costs will be. 

If someone tells you otherwise, they’re either inexperienced or saying what they need to to make a sale. There’re just too many unknowns going into a project.

Take, for example, the reality that you need approvals from civil engineers, structural engineers, building code officials, township zoning boards, the Department of Environmental Protection, local water and sewer authorities, the Fire Marshal, and more, and you’ll begin to see why things can be messy and unpredictable.

Every office follows stringent code guidelines, and even a minor change to commercial building design ideas triggers the need for reapprovals from many of those departments.

Now, sure, you can give me a call and I can share ballpark guesses based on similar projects, but those numbers won’t be helpful. Because every build is unique. And you never know what kind of issues you’ll face at the beginning of a project.

So how much will you spend on pre-building costs?
